How Technology and Statistics Are Changing The Game.


With the start of Major League Baseball’s Spring Training this week, we would like to call your attention to the way we use technology and statistics when assisting you in the home buying process. 
Technology today is changing how people do their jobs in just about every field including baseball players, and real estate agents. It is changing how we view the world around us, whether it is in 3D pitching analysis, or if we are interviewing with the media from around world. Transformation of information is happening not by the hour, but by the second and if you are late you are most likely the last one to know. A lot of companies are even hiring full-time employees to sit and monitor their social media sites, just to make sure they stay up-to-date on current trends. If only the closing process on the housing market would be just as fast. Unfortunately getting the government, banks, title companies, and real estate agents all on the same page is more difficult than the technology we have obtained thus far, so real estate agencies must find other ways to use the technology that is at their disposal. Here is what HomeBuyer Experts is doing:
1) Virtual Tours - Have you ever had to relocate for a new job that was more than a few hours drive? Time is extremely limited to go look at houses, make sure your spouse is available to go, remember what you saw, and learn the areas of where you are looking not to mention the gas and wear on your vehicles. Are you handicapped, or have difficulties getting around? At HomeBuyer Experts you can now view houses from your home, while we take you through them with the use of video streaming, Skype, and/or Facetime chats. It is virtually like you are right there in the home yourself. It allows us to make sure that the time you do spend in the area is worthwhile, and not spent on viewing homes you have zero interest in or do not appear to what they seem. * Please Note that we do not do this with all our clients, we still have the capability to visit houses with you personally.  
2) Social Media - With the use of Social Media, (like this blog), we can keep our consumers informed on what is in going on in the housing markets from our perspective. What interest rates are looking like at the present moment. We can answer common questions quickly and easily. 3) MLS - According to our President, Chris Whitehead, legend has it that real estate agents once had a mythical book of house listings, and the only way to peek in that book, was to obtain the services of a real estate agent. Well thanks to the internet, those mythical books are gone, and are now online on the Multiple Listing Service site. This site allows us to assist the consumer in the search for houses. It enables us to recommend houses to our consumers, and for the consumers to accept or reject recommendations. It also allows the consumer to recommend houses to our agents, and ask questions about particular houses. Sorry old-timers no more secret books!
4) DocuSign & True-forms - With the use of these two applications, documents no longer have to be printed out and written by hand. This is a major part in HomeBuyer Experts efforts to “Go Green” and be as paperless as possible. While the ability to be entirely paperless may be impossible, we at HBE have made significant strides since the beginning of the year. Docusign enables us to send legal documents from the agent to the consumers to the lenders, and anyone else that needs to view or sign the documents electronically. No printing required. True-forms allows the agents to adjust the terms of contracts electronically and quickly. No printing required.

5) Dropbox- This may single-handedly be the most crucial application in our efforts to “Go Green” and be as paperless as possible. Dropbox allows us to store and file all documents from consumer transactions in on place. It is security protected from break-ins and fireproof, unlike our file-boxes in the office. Although we are confident in our security measures in the office, we simple don’t want to print off the paper anymore, and find it faster and simpler to store the documents here. This also allows us the ability to open the files or file the paperwork from any location whether it be while showing a house with a consumer, or while your communications specialist is lounging on the beaches of Siesta Key, FL or watching MLB spring training.
Like the use of Instant Replay or Pitch Tracking in baseball, technology is changing the world of real estate everywhere. HBE is a front runner in this move, and will continue to use technology to its maximum capabilities.


Statistics are a major part in the game of baseball. When a player steps up to the plate, the first thing you see under his name is his batting average, and his performance for the day, or in the series. When being chosen for the Hall of Fame, or determining the value of a free agent, all people look at are, “the numbers”, how many home runs did he hit? What was his lifetime ERA? How often did he get caught stealing? What was his fielding percentage?
In real estate it is often said that it is all about, “Location, Location, Location!”, I would have to respectfully disagree with this saying, by saying that it is only partly about location. At HBE we feel that the perfect house is different for everyone, so we have developed a statistical system using key attributes buyers seek in houses, and where they rank in importance to each buyer. 
Then we ask our buyers to score each attribute on a scale of 1-10 while viewing houses. Afterwards we analyze the data, and determine if the houses we looked at are good matches. Ultimately the decision is still up to the buyer, but this is one tool we use to assist the buyer in tough decisions, or as a reminder of why they are considering or no longer considering buying a particular house. 
Buyers often get caught up in different emotions of the buying process. Whether is be the excitement of buying your first house, or the rush/anxiety to find a house at a good price, or the irritation of not agreeing on a house with your spouse. Our system is designed to help all of these situations and more.
Our goal is NOT to sell you any house, but to help you purchase the house YOU want. We want to assist in your efforts to find a house in any way possible, without pushing you towards a particular house we think you would like. Our system allows us to take YOUR interests, compile the YOUR thoughts, and analyze the results so that you may review what truly matters to you.

A new look in 2012 for HomeBuyer Experts!

Since last August, HomeBuyer Experts has gone through a so-called, “Face lift”. In August Chris Whitehead, President of HomeBuyer Experts, hired a personal assistant / communications specialist / PR consultant all in one. I should probably start by introducing myself.

My name is Sean Tuttle, and I am the newest member of the HomeBuyer Experts Team. I am a recent graduate of the University of Akron, where I earned my degree in Business & Organizational Communications with an emphasis in Public Relations.  Although this is my first official blog, I have been assisting Chris since August to help mold HomeBuyer Experts into THE GO TO Real Estate Agency when looking to buy a home in Northeast Ohio.

Here is a peak at some of our changes:

1) One of the things we are really excited about, is how we are incorporating the use of technology into the real estate world. With the use of video streaming / live video chat, relocating to northeast Ohio will never be the same. With HBE you now have the capability of virtually walking through houses even if you live on the west coast. You will no longer have to worry about planning several trips to look at houses, or worry about viewing 30 houses in one weekend. (Look for a future blog on this subject.)

2) We have renewed our commitment to real estate consumers. After all, we are still an Exclusive Buyer Agency (EBA), and we will always put the consumer first. With my addition to the team, it has enabled us to expand our lines of communication so that if you are in need of answers or a problem solved, WE ARE MORE READILY AVAILABLE!

3) We now help consumers looking for houses outside of northeast Ohio. YES, if you are moving away, we will assist you in finding a good selling agent, and then a local Buyer Agent in the area you are relocating to. We have relationships with Buyer only Agents, Buyer only Broker's, and Buyer Only Offices all over the country, so if you are unsure of who is a true Exclusive Buyer Agent, or if you are unsure of who to go with, give us a call and we can guide you.

4) We have further aligned ourselves with Home Buyer's by tweaking our commission model so that it now suits the consumer and their interests more than ever. Debunking the Myth: You Will Not Save Money By Not Using a Buyers Agent

I have been hearing a lot of buyers talking about how if they don't hire their own agent it will save them money in the long run because they will only have to pay one agent. Then I read this post by a colleague in Massachusetts www.BuyersBrokersOnly.com that did a great job setting the record straight.

  • The Commission Is Not Dependent on the  Number of Agents Involved.  (Or, Price is Not Determined by Commission.)

Listing Agents reach an agreement with their clients - the Sellers - as to how much commission is to be earned upon the sale of the home.  It is negotiated between them and is part of the Listing Agreement.  The Listing Agent usually then determines how much he/she is going to offer a Buyers Agent for bringing a buyer to the table.  If the Listing Agent procures the buyer him/herself, the total commission is the same - he/she just does not have to split it with another agent.  It has no impact on the Seller's proceeds or home price.

  • A Listing Agent will not (and should not) negotiate on behalf of a Buyer.

The Listing Agent owes a fiduciary duty to the Seller.  Period.  Their job is to get the highest possible price for their client - the Seller.   A Buyers Agent's fiduciary duty runs to the Buyer.  Their job is to get the lowest possible price for their client - the BuyerDual Agency - representing both parties - is allowed in certain states (like Massachusetts) upon disclosure.  But really, would you trust anyone to represent both sides of the same transaction? It's a conflict of interest.

  • Most Buyers Agents Charge the same as every other Agent to their Buyer Clients. 

There is a misconception that it costs money to use a Buyers Agent.  While some do charge a fee, many (like myself) do not.  We get paid upon the sale of the home by whatever commission split the Listing Agent is offering. 

  • Hidden Costs of Not Using a Buyers Agent.

Buyer agents are more than door openers.  Besides showing you the property, a buyers agent will assess the home, along with its location and price and will point out potential problems to you that you may not see.  A buyers agent will look at sold comparables to help determine an appropriate offer price and neogtiating strategy.  And, buyers agents are with you along the way to help you meet deadlines and negotiating the rest of the process - home inspections, repairs, financing contingencies, etc.  For a complete list of services provided by a buyers agent, see my earlier post about What to Expect from Your Buyers AgentWithout someone to guide you and advocate for you throughout the process, you could miss dates and deadlines that could end up costing you money.

The truth is that having your one agent can be worth its weight in gold! Nationally, Home Buyers that use an EBA save on average 5% more than buyers who don't.

Why should I use an Exclusive Buyer Agent?

BECAUSE WE ELIMINATE THE

CONFLICT OF INTEREST

IN REAL ESTATE!

The definition of an Exclusive Buyer’s Agent is an agent who acts solely on behalf of the buyer, and never takes listings. In addition, none of the agents in their company ever take listings.

What Does it Mean to Say “I Represent the Buyer Exclusively”

  • No Salesmanship: Exclusive Buyer’s Agents do not sell real estate. They deliver a service. An EBA must deliver all pertinent information for the buyer-client to be able to make an informed decision on whether or not to purchase the proposed home.

  • No Pressure:   Exclusive Buyer’s Agents are paid professional consultants. They never pressure their client to make a decision to purchase a particular property. Nonetheless, when appropriate, and still without exerting undue pressure, the broker must advise the buyer-client of the ramifications of such acts as delaying decisions and making inappropriate offers.

  • Reasonable Care and Diligence:   An Exclusive Buyer’s Agent is responsible for researching a targeted property and its surroundings to discover all material information prior to a buyer-client making an offer to purchase.

  • Negotiator:   The exclusive buyer broker has assumed the responsibility to make sure their buyer-clients never unknowingly overpay for the home being purchased. It is the Buyer’s Agents job to do a market analysis on every home the buyer-client intends to make an offer on. If the Buyer’s Agent knows of any information regarding the sellers willingness to accept less than the listed price, it is their fiduciary responsibility to inform the buyer-client of such facts. Loyalty:     An Exclusive Buyer’s Broker must always think of the buyer-client before him or herself, even when it may not be in the EBA’s best interest. An Exclusive Buyer’s Agent must always be loyal, to the buyer, never doing anything that would intentionally jeopardize the buyer-client’s best interests.

  • Obedience:   An Exclusive Buyer’s Agent owes absolute obedience to the buyer client provided that the Agent is not asked to violate any State or Federal statutes or regulations. The EBA has the job to search out the entire area to the best of his / her ability for the homes that best meet their clients needs and not to waste time showing their clients home that does not meet their criteria. Doing otherwise would be a breach of contract between the EBA and the client.

  • Disclosure:   An Exclusive Buyer’s Agent must disclose any information he / she knows about the seller to the buyer-client. An Exclusive Buyer’s Agent must also disclose any pertinent facts about the property and the immediate area known to him / her or, which should be reasonably expected to be known as the representative of the buyer-client.

  • Confidentiality:   An Exclusive Buyer’s Agent must keep all sensitive information concerning his / her client confidential, unless the client has given the EBA permission to disclose such information.

  • The Contract:   The Exclusive Buyer’s Agent is bound by contract to perform on behalf of the buyer. A buyer should always insist on having a contractual relationship with their Agent. This contract fully obligates and defines the legal responsibilities of the EBA. The buyer client now can have recourse against his / her real estate agent if in fact the agent has not done his / her job thoroughly. In dealings with the seller, an Exclusive Buyer’s Agent should exercise reasonable skill and care in performance of the agent’s duties, deal honestly, fairly and in good faith and disclose all facts known to the agent materially affecting the buyer’s ability and/or willingness to perform a contract to acquire seller’s property that are not inconsistent with the agent’s fiduciary duties to the buyer.
